Corporate Commercial Leasing
The Right Space. The Right Terms. The Right Decision.
Finding a commercial property is easy. Finding the right property for your business requires a deeper understanding of location, commercial terms, operational needs and the market itself.
At CREX, we work with corporates, brands and businesses looking to enter, expand or relocate across commercial markets.
From understanding the requirement and identifying suitable properties to commercial negotiations, documentation and possession, we stay involved throughout the leasing process—giving our clients one point of coordination from search to closure.
Leasing Built Around Your Business
A commercial space should work for the business occupying it—not the other way around.
Before we begin a property search, we take time to understand the requirement: the nature of your business, preferred locations, space requirement, budget, accessibility, visibility, workforce needs and future expansion plans.
This allows us to shortlist properties based on business suitability, rather than simply presenting what is available in the market.
Our Leasing Process
01 — Understanding the Requirement
Every mandate begins with a clear brief.
We work closely with your team to understand the purpose of the space, preferred micro-markets, area requirement, budget and operational priorities.
For retail and customer-facing businesses, we also consider factors such as visibility, frontage, surrounding brand mix and footfall potential.
For offices and other commercial requirements, accessibility, infrastructure, employee convenience and operational efficiency become equally important.
02 — Market Search & Property Shortlisting
Once the requirement is clear, we take it to the market.
CREX identifies suitable options through our market network, property owners, developers, commercial projects and other relevant sources.
Instead of overwhelming clients with a long list of properties, our objective is to create a focused shortlist of options that genuinely fit the requirement.
Our leasing mandates can include:
- Corporate Offices
- Retail & High-Street Spaces
- Commercial Showrooms
- Warehouses & Logistics Spaces
- Industrial Properties
- Business & Commercial Centres
- Built-to-Suit Opportunities
03 — Site Evaluation & Comparison
The lowest rent does not necessarily make a property the best option.
We help clients compare shortlisted properties across the factors that actually matter—location, accessibility, frontage, property configuration, commercial terms, surrounding development and suitability for the intended use.
The objective is simple:
Make the decision easier before entering negotiations.
04 — Commercial Negotiation
This is where strong market representation matters.
CREX represents the client’s commercial interests while negotiating with property owners and developers.
The discussion goes beyond the headline rent and may include:
- Rental & Escalation
- Security Deposit
- Rent-Free / Fit-Out Period
- Lock-In & Lease Tenure
- CAM & Other Charges
- Renewal Terms
- Exit Conditions
- Possession & Handover
- Other Commercial Terms
Our role is to help structure a deal that works not only on the day it is signed, but throughout the lease period.
05 — Due Diligence & Documentation Coordination
Once commercial terms are agreed, we help coordinate the transaction through the documentation stage.
This may include property documentation, commercial term sheets, lease agreement coordination, registration requirements and communication between the respective stakeholders and professional advisers.
Where specialist legal, finance or RERA assistance is required, CREX can coordinate with the relevant consulting professionals to help keep the transaction moving efficiently.
06 — Possession & Pre-Opening Coordination
Our involvement does not necessarily end when the lease is signed.
We can remain involved through property handover, possession and coordination of requirements between the owner and occupier before the space becomes operational.
Where required, CREX can also connect the client with specialist partners for commercial interiors, fit-outs and related services.
More Than a Property Search
We Represent the Requirement
A good leasing consultant should not simply show available properties.
Our role is to understand the business behind the requirement, study the available market, identify realistic options and negotiate from the client’s side of the table.
That approach has been central to CREX from the beginning.
Corporate Commercial Leasing remains one of our core areas of work, giving us practical experience in dealing with businesses, brands, property owners and developers across different stages of a leasing transaction.
